Upcoming Spec Space in the 4850 Building
Office space in Naples comes in a variety of shapes, sizes, and quality levels, from old Class C spaces down by the courthouse to luxurious modern suites on the water, and everything in between. I have been fortunate to represent some of the best office buildings Naples has to offer over the course of my career. This includes the most recent addition to the Naples Class A office market, the 4850 Building.
We have written about the building <elsewhere> but to summarize, the 4850 Building is Naples’ first Class A office building constructed on US41 since the beginning of the Great Recession. The building was built to the highest standard with modern flourishes and a focus on sustainability and energy efficiency. It was awarded the prestigious LEED Gold certification upon receipt of its Certificate of Occupancy.
The third floor is entirely occupied by Venture X, a co-working concept. However office space is still available on the first and second floors. This includes Suite 210, a 2,400 square foot space located on the south side of the building. This space will be built out by the landlord as spec space, and will be an incredible turnkey opportunity for any professional user. The space has been fully designed and the Landlord is currently in the permitting phase. The floorplan, and full details about the building, can be found on our flyer.
As part of the planning process the architect generated several renderings of the interior of the space, shown below.
This first rendering shows the interior of the space as viewed from the exterior wall of the building. As you can see the space has been designed with the private offices in the interior of the space, instead of lining the exterior wall of the building as is common in traditional office spaces, in Naples and elsewhere in the US. The interior offices will see the plentiful use of glass, allowing them to take advantage of the natural light the building’s large windows take in. Additionally the ability to see from one side of the space to the other opens the space up considerably, making it feel larger and more inclusive.
In the second rendering we see the central open area of the space. Such open areas can be used for workstations for staff, or can be used as communal areas for events, client meetings, or to create a comfortable environment for today’s modern office worker. These types of spaces can help foster a collaborative spirit within an organization.
As an example I have found, in the course of working with wealth management firms, that the wealth management industry seems to be splitting into two camps. The first is a more traditional model where the advisors meet with clients in conference rooms, or have extra-large offices with enough room for a small meeting table. On the other hand there is a new model which aims to create a more welcoming “living room” environment to make clientele feel welcome and “part of the family”
The renderings are of course not perfect. Open ceilings can be very attractively realized, however this rendering does not show the ductwork and wiring which will be required. An excellent example of this is upstairs in the 4850 building, where Venture X achieved an extremely neat and attractive open ceiling.
