8 most over-used terms (and biggest fabrications) in commercial real estate!
- “trophy” property – since when did a Taco Bell or Wendy’s become a trophy property!
- “irreplaceable real estate” – that’s a pretty high standard for a gas station site!
- “location location location” – please, never use those words together like that!
- “once in a lifetime opportunity” – really?!
- “we are in negotiations with another buyer” – we know that’s usually just B.S.
- “it’s a ‘class A building'” – it’s B rated on maybe a good day
- “value add” – means there’s probably something wrong with it
- “we’ll make it up to you on the next deal” – you can take that to the bank!
